Housing planning is essential in ensuring the satisfaction of occupants living in a thriving environment and enjoying a good quality of life, especially for the disabled elderly. Accordingly, this study aimed to determine the condition of high-rise low-cost housing facilities at Taman Ampang Jajar provided by the developer to relocate Kampung Mak Mandin residents in Seberang Perai Utara (SPU) Penang and the level of satisfaction with the facilities. A total of 115 household members in a high-rise low-cost housing block representing the Seberang Perai Utara (SPU) district were surveyed in this study. Findings from descriptive statistics and observations from case studies were used to fulfil the research objectives. The main objective of this study is to determine the level of satisfaction with the public facilities provided by the developer for residents of TAJ high-rise low-cost housing regarding whether they fulfilled the basic needs of senior citizens living there. This study also conducted observations at the case study site pertaining to the well-being of the elderly living in the high-rise low-cost housing. The study's findings showed that the public facilities provided, such as the community hall, gave low satisfaction. Meanwhile, the level of satisfaction with electricity and water supply disruptions and the number of parking lots for cars and motorcycles was moderate. Observations conducted at the case study site regarding the social activities of the elderly in TAJ housing indicated that they got together in the morning and evening every day. However, their gathering place was blocked by the motorcycles parked in the corridor. This study can contribute to better housing planning that caters to the well-being of the elderly by allowing them to manage their daily activities with the provision of decent public facilities.
